Maintenance / Repair of Existing Spray Foam Roofs

BACKGROUND
Properly installed polyurethane roofs in the Colorado/Wyoming area can be expected to last approximately 20 to 30 years with proper maintenance.

The majority of these roofs were originally surfaced with an elastomeric coating of Acrylic or Silicone. Surface inperfections and mechanical damage, such as hail damage, may also need to be repaired.

SOLUTION
Depending upon the original thickness of the coating, most Acrylic coated roofs in our area, need to be recoated at the 12 to 18 year point. The surface is power washed to remove loose debris and dirt, surface imperfections are repaired with a high quality urethane caulk or urethane foam and two coats of high quality elastomeric coating are applied.

On Silicone coated roofs, the typical recoat time is 18 to 22 years. The surface preparation and application rates are the same as above.

Recoated roofs often perform for an additional 10 to 15 years or more.
